BATHROOM EXHAUST FANS
Bathroom exhaust fans remove moisture vapors generated from bathing and other bathroom activities, from the bathroom. Without a bath fan, the moisture vapors can build up and cause damage to bathroom fixtures, window coverings, flooring, wallpaper, and wallboard. Bathroom moisture can also lead to mold and mildew problems.
WHERE DOES THE MOISTURE GO?
Most homeowners, that have a bath fan, don’t give a thought to where the moist air from the bathroom is exhausted. Many assume that the fan vents outside through the roof, which is the proper method. Unfortunately, we find far too many bath fans that exhaust the moist air into the attic. Left unaddressed, this almost always leads to serious problems. (This also applies to dryer exhaust)
ATTIC MOISTURE DAMAGE
Moisture can build up over time leading to deteriorating woods structures in the attic including the underside of your roof. Moisture expands into the wood weakening wood fibers layer by layer. This can lead to roof problems and structural instability.
WET INSULATION
Moisture vapors can also settle on attic insulation. When insulation is wet, it cannot properly insulate living spaces below. This can lead to higher utility costs because heating and cooling systems run more often to achieve desired living space temperatures.
ATTIC MOLD PROBLEMS
Mold is commonly found in attics with bath fans that exhaust moist air into the attic. Mold can spread rapidly in an attic. Click here to learn more about attic mold.
PROPER BATH FAN EXHAUST
Bath fans should always exhaust outside, through the roof via insulated duct and terminate on a dampered roof cap. The good news is, improper bath exhaust can be corrected. The fix is affordable and may save costly damage down the road.
